The Basics

Hello everyone and happy hump day!


We are just jumping on here to share with you some quick Let Only lessons we've learned over the weekend, in terms of electrics, gas and boilers.


Prior to a new Tenant moving in, please check that your boiler is operational. We know that you have a Gas Safety Certificate from 4 months ago, however as of today does your boiler work? It's still quite cold out and first impressions are important. You don't want to start off on the wrong foot with your Tenant because they cannot get hot water or heating.


Electrics. Make sure all your appliances are working properly. You have the EICR, but have you checked that everything is connected properly? We would recommend you getting a PAT test on all appliances and hard wired connections.


We know that sometimes Tenants change the Electric and Gas providers without informing you, but do a quick check online to make sure this information is readily available for your Tenants. Also make sure all the keys and cards work, if it is a pay as you go meter. To find the gas supplier check https://www.findmysupplier.energy/webapp/index.html. Technically it is the Tenants responsibility to inform suppliers when they move into a property and when they vacate, however you may wish to help and inform the suppliers and provide meter readings. In any case using Belfore Inventories will ensure that your meter reading is taken before the new Tenant starts usage.


We've also found that a welcome gift works wonders! Don't forget to keep all property correspondence in writing. Trust us, this could help everyone both Landlord and Tenant in the long run.
